Whether you live here full time, just play here occasionally, or at the moment are a non-active owner, please believe that the dues increase is essential simply to preserve the value that now exists in the common assets we share.

There’s a saying in the Real Estate business that has been proven true time and time again: The value of your property is dependent upon the value of your neighbor’s. Today this rule is proven with every property sale in our area. Well maintained property has more value than poorly maintained property.

The increased dues are required to maintain and preserve our beautiful Apple Canyon Lake and its amenities. With the increase all of our values will be preserved; without the increase all of our values will go down.

We either preserve our common property or its value will be lost!! Buyers will go to Lake Carroll or The Galena Territories, where the common assets are being well maintained.

There has been no increase in our yearly fees for over 8 years! Everything we buy has increased in the past 8 years. The proposed increase is ­essential to preserve and maintain what we each now own jointly. You are being asked to spend money on your property to preserve its value. $150 per year costs $12.50 per month. That small amount will preserve our existing capital assets.

If we don’t spend it, we all lose!! Who will buy your property if the lake is no longer healthy?? Who will join a homeowners’ association where the owners won’t spend $12.50 a month to maintain a pristine lake and all of the other amenities that they now have?

Please vote YES on August 2nd. We ALL need to do this!!
